Engineering New Condominium Infrastructure at the Base of Snowmass Resort
Challenges & highlights
Cutting into a ski resort slope means retaining walls, careful grading, and utility systems running on grades that would be unremarkable at lower elevations but become genuine design problems on steep terrain. RFE relocated water and sewer lines as part of the project, routing them through a site where topography dictated nearly every decision. Stormwater drainage had to be designed to keep surface runoff away from structures, which is not a straightforward task when the natural grade wants to send water directly toward buildings.
The terrain challenge extended into construction as well. Steep sites create logistical complexity that flat sites don’t: access, sequencing, and the physical reality of working on a slope all factor into how a design gets built.
Building at Snowmass Village’s steep, 9,000-foot base area meant solving challenges that flat, lower-elevation sites never encounter. Retaining walls, regraded water and sewer lines, and careful grading were all dictated by terrain that left little room for compromise. Stormwater, frost depth, snow storage, and fire access geometry added further layers of requirements for infrastructure that has to perform through mountain winters year after year.
RFE coordinated with utility providers and the Town of Snowmass Village throughout design and permitting, working through site plan review requirements while keeping the project on track. Navigating that kind of layered, multi-stakeholder review requires as much coordination skill as technical ability. Getting it right is part of what makes complex resort-area development actually buildable.
The results
The Enclave at Snowmass delivered new residential units and parking infrastructure in one of Colorado’s most constrained and high-value development environments. The project met fire access requirements, utility standards, and municipal review thresholds while working within the physical limitations of a steep, space-limited site at high elevation.
For our team, this project reflects the kind of private development work where technical depth and regional experience matter most. Resort-area sites don’t forgive shortcuts in design, and the coordination demands are real. The ability to navigate both and deliver a complete civil package that holds up through municipal review and construction is what helps complex projects like this run smoothly.
